Terms & Conditions for Inch Beach Self Catering Accommodation

We do hope you enjoy your stay in one of our cottages and keep coming back as others do.

  1. Please read the following, if there is something you then need to discuss please do so, we will do our best to be flexible.

  2. A non-refundable booking deposit of €100 per cottage, per week is required to reserve accommodation with the exception of weekend rentals where the full amount is required. A handling charge of €10.00 is also payable with this deposit. The balance of rentals is payable 8 weeks prior to arrival. Confirmation of booking will issue on receipt of deposit.

  3. Notice of cancelation must be in writing. The following charges will apply:

    • Over 8 weeks before date of arrival: Booking deposit

    • 8-4 weeks before date of arrival: 50%

    • 4-2 weeks before date of arrival: 75%

    • Less than 2 weeks 100%

  4. It is strongly advised that clients take out holiday insurance to cover the possibility of cancelation charges.

  5. Electricity and gas used for heating, lighting and phone is charged at €4.00 per day from May to September and €6.00 from October to April.

  6. The cottage must be left as it is found and the cost of repairs to or the replacement of property will be the responsibility of the client.

  7. A security deposit of €100 per week of rental must be paid on arrival. This will be returned provided the we are satisfied that the terms and conditions of rental have been complied with. In the event that we are unable to check the cottage at the clients departure, the security deposit will be forwarded within 7 days. Clients are expected to leave the cottage clean and tidy otherwise a charge of €50 will be made.

  8. Rental of cottage may be terminated with no refund if clients/occupiers behave in a disruptive manner, cause a nuisance or disturbance, cause damage to the property or in any other circumstances deemed reasonable by the owners.

  9. On the expiry of other termination of rental the owner may remove all belongings of the clients/occupiers of the cottage left in the cottage and store or otherwise deal with the same as deemed appropriate. Not withstanding the aforesaid the sole risk in respect of such belongings shall at all times remain with the clients/occupiers.

  10. Possession of cottage must be taken between 15.00hrs and 21.00hrs and the cottage vacated by 10.00am on day of departure. It is recommended that clients notify us in advance to confirm exact time of arrival. FAILURE TO NOTIFY US OF LATE ARRIVAL COULD RESULT IN LOSS OF RESERVATION

  11. We are not responsible for any loss of valuables or property left in the cottage during the stay or on departure.

  12. We reserve the right of entry to the property at all reasonable times for the purpose of inspection or to carry out repairs or maintenance.

  13. The number of persons stated on the reservation form may not be exceeded in any circumstances

  14. Dogs are not allowed except with the express permission of the owners. If permission is given an extra charge of €50 per dog is payable.

  15. In the event of a complaint this must be made to the owner immediately.

  16. In the event that a client has a special request relating to a booking, this must be specified in writing at the time of booking

  17. RIGHT TO DECLINE: we reserve the right to refuse, alter or cancel a booking, even after receipt of payment. In addition to this, we are relived of all liability should reserved accommodation not be available due to circumstances beyond our control. In such an instance, alternative arrangements will be made in similar accommodation, or a full refund will be offered. However, no refund or liability will apply to a situation where a client is requested to vacate, or leaves of their own accord, prior to the expiration of the booking.

  18. We do provide free Wi-Fi, however we cannot guarantee a consistent service.

  19. For stays in excess of a week we will provide clean bed linen. We will agree the timing with you.

  20. It is sometimes possible to arrange to have cottages cleaned during a stay, please discuss if this is something you would like.
